Come to this unique Fort which is one of the UK’s most secluded and alternative hotel venues.

  • Midday boat transfer from Gunwharf Quays to No Man’s Fort

No Man's Land Fort, also referred to as No Man's Fort, is a sea fort in the Solent, near Portsmouth, England. It is one of the Palmerston Forts built between 1867 and 1880 after the recommendations of the 1859 Royal Commission. It is 200 feet in diameter, and lies 2.2 kilometres off the coast of the Isle of Wight.

Join the SPA for the chilled out Summer Social afternoon event of networking and experiencing new tastes at this well-known Brewery in Ringwood with coach travel included from Southampton Central train station.

The Ringwood brewery tour experience takes approximately one and a half to two hours. The tour includes a complimentary drink in there Pin Room; a tour of the brewery where you can taste the malted barleys, have a sniff of the hops, and see the fermentations bubbling away in the Tun Room.


Itinerary: for Thursday 16th August 2018

4.00 pm – Coach pick up from Southampton Central train station (Platform 1)

4:30/ 5.00 pm – Arrival to the Brewery and have a drink in the bar

5.30 pm – Tour of the Brewery lasting around 45 minutes

6.15 pm – Back to the bar to try four beers and time to purchase any extra in the Brewery shop

7.15 pm – Departure - Coach drop off at Southampton Central train station (Platform 1)

72nd Annual General Meeting of Southampton Property Association

Time: 5:30 pm to 8:30 pm

Venue: Southampton University Officers Training Corps, 32 Carlton Place Southampton Hampshire SO15 2DX

We are delighted to return for a second year to the beautiful surroundings of 32 Carlton Place for the 2019 AGM. The evening will commence from 5.30 pm with complimentary refreshments, served by the committee, and conclude with a CPD talk. Regrettably, we may be unable to admit those who have not done so, or indeed if the number attending reaches the building’s authorised capacity. A collection for the Society of St James for the Homeless will be made during the evening. We hope to have on display, for the first time, the new regalia for the Chair, which the Association has had commissioned to celebrate our 70th anniversary, together with the remodelled former regalia, which has become the Immediate Past Chair's jewel.

Please therefore regard this as formal notice of the 72nd Annual General Meeting of Southampton Property Association to be held at 6.30 pm on Monday, 21st January 2019 at The University Officers’ Training Centre, 32 Carlton Place, Southampton SO15 2DX. The following motion will be put before the membership at the AGM:-

"The Annual Membership Subscription payable by all members shall increase from £25.00p.a. to £35.00 p.a. with effect from 1st January 2020.”

From 2020 it is the Association's intention that £2.50 from each members' subscription will be given each year to the SPA Benevolent Fund, which helps any member or their family who are in need of assistance. In the past, for example, the Fund has made financial contributions to help the families of several members who, sadly, had died unexpectedly. In addition, from 2020 members will also benefit by having a member's photo and link from the SPA website to their company's website at no additional cost.

Will any member who wishes to apply to join the committee and thus be placed on the ballot paper please email me. The deadline for membership applications is midnight on 31st December 2018. A secret ballot for 12 committee places will be held at the AGM and only those members present at the AGM can vote. No proxy votes will be accepted.

The officers and committee give their time voluntarily. We usually meet each month for about an hour and organise between us, each year, around 30 events for the membership. The Association continues to grow and currently has over 400 members.
